What Sells a Home?

There are many people trying to sell their homes these days. Some are trying to escape foreclosure, others are trying to downsize and lessen their monthly mortgage and others are just trying to make a profit. There is no secret however to selling a home because there are various factors that play a part in attracting homebuyers. The price of course has a big impact. But pricing too low is not necessarily the best idea either. Pricing has to match the other properties in your neighborhood.

Location is also very important. Typically, the better the area, the higher the price tag on the home. The condition of the house has a lot to do with its success on the market. If it has been upgraded and continuously maintained, chances are it will sell faster. The condition of the house also matters a lot to flippers and investors looking to buy a good deal and resell for profit. Curb appeal is next on the list. It’s not just the inside of the house that counts, it’s the outside as well…especially in summer months when people have barbecues and lazy afternoons on their mind. Selling a home is not easy. You have to have a few factors line up for you and great staging.

If you’ve been successful at selling your home and ready to move into a new home, give the Jacksonville local movers. All My Sons of Jacksonville will help you with professional moving services at an affordable price.

Keep Cool This Summer

It will be a very hot summer in Florida this year. To keep cool when you’re at home, the local Jacksonville movers suggest you consider an exhaust fan that can pull hot air out in the daytime and cool air at night. Another tip is to install ceiling fans around the house. They provide a gentle breeze and let the air circulate in the room. Plus, they can act as decorative elements in a home, not to mention they are cheaper than having the air conditioning running 24/7. Of course if you prefer ac, the Jacksonville moving specialists recommend you install central air conditioning or portable AC units because they’re more energy efficient than the window-unit kind. In your garden, think awnings, gazebos, shade covers for your patio or at the very least large hats and sunscreen.

Pitfalls To Buying a Home

In this tough economic housing market there are many things that can go wrong even after the seller and buyer agree on a sale price. By having a list, you’ll have an easier time discussing what you’re looking for with a realtor that’s helping you or a building manager. This about the size of the unit. Do you need it to have a specific number of rooms say for children or to convert one into an office or guestroom for out-of-town family? Do you need a specific number of bathrooms, one that’s private and one for guests perhaps. Think about entertaining too. Do you have a large family? Many friends you would like to invite for dinner or parties? The neighborhood is important as well. Are you looking for something really quiet. Or maybe something more vibrant with plenty or restaurants and shopping at walking distance. Many rental communities offer amenities in their buildings. So think about what’s important to you. For example, an outdoor pool, or a game room, or a gym.

When you find your perfect rental apartment, call the local Jacksonville moving specialists to help you with your residential move.

Renters Spend Too Much on Housing

According to a new study by the Harvard University Joint Center for Housing Studies, a record number (almost 26%) of Americans are spending more than half of their pre-tax income for rental housing. This means that more people have less money to spend on food, healthcare and savings. In the past, spending a lot of your income on housing was something that affected low-income renters, these days more lower-middle income renters and middle-income renters are paying 30% to 50% of their incomes for rent and utilities. Since the mid 90’s rental housing has been decreasing and construction for newer units has been lagging.

Buying or Renting? That is the Question

Whether you’re thinking of buying a home or renting one, there are advantages and disadvantages to both. Both options come with their own rewards and risks. When you buy a home, besides the pride of ownership and it being one of the single best investments, the advantages include a tax write-off, upgrades however you see fit and building equity in your home as value appreciates instead of your landlords home. However, this also means that you’re responsible for all the home maintenance and repairs as well as all the utilities, property taxes and home insurance. Moving becomes more difficult because you don’t just have the freedom of picking up and relocating. You have to take care of the future of your home. Will you rent it out, sell it and so on. Buying or renting is a big decision. Consider the pluses and minuses and make the decision that’s good for you and your family.
Remember, when you’re ready to move, call the local Jacksonville movers to help you move your precious belongings from one place to another, safely and efficiently.

Paint To Sell Faster

If you’re looking to move out of your home faster, then make sure your wall colors are in check. According to AOL, 94% of all real estate agents recommend a fresh coat of paint in their clients’ homes. Painting is a major return on investment. According to HomeGain’s Prepare to Sell 2009 national survey, the average price to paint is between $500-$750, however it increases a home’s price by an average of $1,500-$2,000. That’s a 250% return on investment. A neutral color palette helps potential buyers imagine how they would implement their own taste in the homes they are visiting. In the kitchen, it’s good to stay in the soft orange, red and yellow colors. In the bathroom, keep it light yellow or tan colors. In the bedroom, stay away from bright colors and make sure it works with the flooring. The home office is the place to go a little darker, like blues and browns.
When you sell your present home and are ready to move out into a new one, give the All My Sons of Jacksonville a call to help you out. We have years of moving experience, from residential moves to commercial moves, even long-distance ones. The Best Way to Break a Lease

Sometimes breaking a lease is a must, either for job relocation or family emergency or other situation. If you must do it, there are ways to make it a little easier and maybe even get you some of that deposit money back. For example, you can offer an explanation and give your landlord as much time as possible so he or she might be able to find someone to replace you as a tenant. Trying to find someone to take your spot yourself can also help, instead of leaving all the work to your landlord. Use social networking websites, put the word out there that you’re looking for someone to take over your lease, even put up a classified ad. When the time comes and you have to move out of your place, remember the Jacksonville movers for a hassle-free move. Our Jacksonville moving company has countless years of experience in the moving business, from moving condo apartments to single-family homes, duplexes and beyond. The U.S.’ Coolest Homes

Travel and Leisure online compiled a list of America’s coolest houses and, of course, Philip Johnson’s Glass House in New Canaan, CT made the cut. The 1,728 square feet home was completed in 1949. Elvis Presley’s birthplace home in Tupelo, MS also made the famous list. The two-room home was built by the King’s father on a borrowed budget of $180. Earthship in Taos, MS, joins the other homes. The back of it is primarily built out of dirt and old tires, the front appears more like a normal home with glass walls and gardens. Famous architect Frank Llyod Wright adds another home, Fallingwater in Mill Run, PA, to Travel and Leisure’s list that appears to hover 30 feet over waterfalls. Talk about spectacular views. Thomas Jefferson also made an appearance on the list with Monticello in Charlottesville, VA. The house is filled with projects and inventions such as his revolving bookstand, his Great Clock and the Jeffersonian alcove bed. Coverage Insurance By The Jacksonville Movers

Are you moving? According to MSN.com, buying insurance to cover your valuables is a good idea. Today, more and more landlords require their tenants to purchase this type of insurance. This means that you don't even have the choice anymore. The landlords are making that decision for you. A renters insurance can cost between $100 to $300 a year. If you have other valuables such as jewelry, there may be extra cost. Why are landlords requiring this insurance? The reasons are quite simple:
Tenants are less likely to sue if something happens to their possessions.
Insurance also covers removing damaged possessions such as furniture. If left behind with no coverage, the landlords will have to assume the moving costs.
Along with this coverage, some landlords also require their tenants to have liability insurance. Getting this insurance is a good idea whether your landlord requires it or not. If you're moving to a new place in the Jacksonville area, make sure to call All My Sons Moving And Storage Of Jacksonville to help you with your move. Sell your Home First, Then Buy

Should you sell your house first before buying a new one? If you buy a house first and you're unable to sell your existing home, you may be stuck paying two mortgages. If you have enough money to carry both mortgages, then you're fine. Most people however, don't have the means to pay one mortgage let alone two. Ideally, it's better to sell your house first before buying a new one. Especially today, in a buyer's market, it won't be too difficult to unload your home. You may not get the price you want, but at least you won't be paying two mortgages. If you already bought another house before selling the one you have, you may get stressed out and start slashing the price of your home because of the pressure of paying two mortgages. Party In Your Apartment

You want to throw a party in your apartment but you don't want the police knocking at your door. How can you throw a party without disturbing your entire apartment building? Loud music, banging floorboards, drunken party guests all can be a formula for disaster. What you need to do is to set some rules. It's a good idea to go door-to-door before the party and invite your neighbors. If they're not the party type they'll refuse, but at least you were nice enough to invite them and they'll less likely call the police on you if the party gets too loud. Establish a plan by making sure that your neighbors are able to contact you if the music or party gets out of hand. Using a laptop or Ipod are less likely to skip and will keep your guests dancing and happy. Don't play the music too loud and respect the others in your building and you'll be fine. Dogs bark, What Else is New?

You've just moved in next door and your neighbor's dog won't stop barking. What can you do? The Jacksonville movers, your local Jacksonville moving company suggests the following. First, try talking to the owner about your problem. Many owners aren't even aware that this is causing you grief. You can suggest a doggy daycare or maybe even dog obedience training. Most of these dogs are outside all day until their owners come back home from work. If the dog is alone most of the day than a doggy day care might be a good solution to your problem and a mini-vacation for the pooch. If your suggestions to the owner don't work out and the barking continues, try contacting Law Enforcement. Sometimes you have no choice and the only way to get your message across is by using the Law. Dog complaints are high and the reason why these dogs bark is probably due to boredom, teasing, separation anxiety or even health issues. Wells Fargo to Modify Mortgages

According to CNNMoney, Wells Fargo said it would grant $2 billion worth of loan revisions to nearly 15,000 homeowners. Wells Fargo will also offer modifications to 14,900 homeowners who had pick-a-pay loans. Pick-a-pay loans are special loans where the rate changes during the life of the loan. It became a very popular option during the housing crisis. According to CNNMoney, these loans often started at low levels which were insufficient to cover the monthly interest and that unpaid interest would be added to the loan. Then, the loan would increase in a drastic way, many times soaring so high that the homeowners wouldn't be able to afford it, and thus creating foreclosures. In addition to all they're going to pay, Wells Fargo will fork out another $32 million to those pick-a-pay borrowers. Good news for so many that were foreclosed. For those that are buying a new home, this type of news shouldn't scare you. When you do make that purchase, call the Jacksonville movers to help you move. Marion Madoff Sells Her Home

We've all heard about Bernie Madoff's Ponzi scheme. Now, his sister in-law is selling her 7,300 square-foot Palm Beach, Florida home for $6.5 million according to AOL Real Estate. Seems like the price of the house is a little high according to a real estate agent. The house isn't on the ocean or on the intracoastal, so it's priced very high. Houses in Palm Beach can reach $47.5 million, so even though the price is well below that, it's still high based on the location. Mrs. Madoff bought the house in 2001 for $3.8 million with her husband Peter Madoff who was senior managing director and chief compliance officer for the Bernie L. Madoff Investment Securities. The ownership of the house was transferred to Marion in 2006, probably in an attempt to block it from being seized. Based on the court case files against Mrs. Madoff, BLMIS funds were used to buy the property which means it can be potentially sold to repay some of the victims of the Madoff fraud.
